The booking lands

Confirmation goes out the moment they book, whichever channel it came from. Guests relax, and the "did you get my booking?" emails stop.

Arrival day runs itself

Directions, parking, door code, wifi: all sent automatically on arrival morning. No more copy-pasting the same essay every Friday, no more guests ringing from a lay-by.

Morning of arrival
03

The mid-stay check-in

A friendly "everything okay?" on day two. Problems surface while you can still fix them, instead of appearing three weeks later as a 3 star review about the shower.

Day two of the stay
04

The review at the wave goodbye

Checkout morning, holiday glow at its peak, review link in hand. Listings live and die on review count and recency, and this never forgets to ask.

Checkout morning
05

Direct rebooking, commission-free

Past guests get first refusal on their dates next year, booked direct so neither of you pays the listing site 15%. One returning guest a year pays for this system several times over.

Season by season
The part that compounds

Bookings follow reviews.

On every listing site, review count and recency decide who appears first and who gets booked. The best moment to ask is checkout morning, holiday glow at its peak, and this never misses it. Roughly 1 in 6 people asked leaves a review. Unprompted, most businesses get about 1 in 50.

Yours, not a template

Your words. Your steps. As many as you want.

Every single message is customisable. The wording, the timing, the tone, what it includes and what it never says: all specific to your firm. Change any of it whenever you like, add as many steps as you want. All included, nothing is an upsell.

The same message, boutique B&B

FAQ

The honest answers.

I get bookings from Airbnb and Booking.com. Does that work? +
Yes. The messages trigger from your calendar, however bookings arrive: Airbnb, Booking.com, direct, or a channel manager syncing all of them. And because the conversation moves to your WhatsApp, returning guests can book direct next time, which is where the listing-site commission stops.
Do my guests need anything installed? +
No. They get a normal WhatsApp message from your number, in the app they already use every day. No app to download, no account to create. That is the entire point: no portal, no app, no login. Open rates on WhatsApp are far higher than email because people actually read it.
Can they reply, or is it a robot? +
They can reply, and it lands in your normal WhatsApp. The automation handles the predictable messages so you do not have to, but a real conversation is always one reply away. Nobody gets trapped talking to a machine.
What happens if WhatsApp disconnects? +
This is the bit most setups get wrong. A watchdog checks the channel around the clock. If it drops, it alerts and re-pairs, rather than silently sending nothing for a fortnight. There is also an email fallback so the message still gets through.
Why a monthly fee? +
Because it is a live service, not a one-off file. The £59 pays for the hosting it runs on, the monitoring that keeps it alive, the message log, and me making changes when your prices, policy or wording change. No retainer, no minimum term, cancel whenever.
Start

Tell me what you need, and I'll tell you if it fits.

Tell me about the property and roughly how many stays a year you host. I reply the same day, usually within the hour.

Goes straight to jamie@builtsmarter.co.uk
No commitment, and no call unless you want one. If it's not a fit, I'll tell you straight.

Or just message me.

Fitting for the irony, the fastest way to ask about WhatsApp automation is on WhatsApp. It lands with Jamie, the person who builds and runs it.
